West Lee Place

Kings High West Place

The Kings High West Ranch is a GREAT combination cattle and hunting ranch located between Chillicothe and Quanah Texas just north of US Highway 287 in Hardeman County Texas. The property consists of 257 +/- acres of cultivation and native pasture with a great amount of elevation change.  Approximately 165 +/- Acres are in native pasture and about 86 +/- acres of cultivation. Paved highway frontage of FM-2006 is on the west side of the property along with Tyler Road which is a county dirt road is located to the north.  Several tanks are located throughout the property perfect for watering cattle, wildlife, and perfect for dove hunting.  On the west side of the property, there is a set of corrals for working cattle with an entrance gate near for the entrance of cattle trucks and equipment. The entire property is fenced and is in fair to good shape.

Location

The Kings High West Ranch is located approximately 2.8 miles north of Highway 287 on FM-2006 between Quanah and Chillicothe Texas. The property is accessed off of FM-2006 by two iron gates or north of the property on Tyler Road.

Quail Meadows Deer Ranch

Quail Meadows Deer Ranch is adjoining the Matador Wildlife Management Area north of Paducah, Texas in Cottle County Texas. This property will give someone the opportunity to own a special property that only comes along once in a lifetime.  WILDLIFE  consists of Whitetail deer, Mule deer, quail, turkey, hogs, and plenty of varmints.  Approximately 500 of the 744 acres are in the CRP program and will expire at the end of 2022.

There are shelterbelts and brush on the east and southeast.  On the west side are shelterbelts.  A water well is located in the central part of the ranch for wildlife and the other well is located at the house for the house water.  The house is a four-bedroom, two-bath older home that has been well cared for plus some outbuildings. Electricity is in place on the property with two locations.

Fences are good except on the north side.  The species of brush on the ranch include mesquite, shinnery, hackberry, soapberry, and plum thickets.  Grasses include little bluestem, Blackwell switch, Indian grass, side oats gramma, vine mesquite, and others.

Fur Place

This nice property is a must see ! It is an irrigated, dry land, and range land farm that is split by the Childress County, Hardeman County lines. The farm lies in southeast of the small community of Kirkland, Texas.

The property consists of 224 acres of native pasture, 265 acres of dry land cultivation, and 135 acres of irrigated cultivation. Range land crisscrosses the entire 623.16 acres to create travel corridors for wildlife. The south Groesbeck creek, a wet weather creek, runs diagonal from northwest to southeast through the property.

There are three irrigation wells. One irrigation well is on the north half of the property that produces approximately 500 gallons per minute. The other two irrigation wells are on the south half , one producing approximately 500 gallons per minute, the other at approximately 600 gallons per minute.

The current tenant owns all of the irrigation equipment, and IT WILL NOT CONVEY with the sale of the land.

This farm is suitable to grow cotton, milo, wheat, and hay grazer.

The native range land is excellent hunting for whitetail deer, turkey, quail, hogs, dove, and other varmits that might include bobcats, and coyotes.
