This property is going to be a good investment and would make a good homestead. It has not been improved and there have been minimum visits by the owner except for feeding his cattle 2-3 times a week. If there were slight improvements made the property value would increase. Also, the county plans to improve the road this spring raising the property value. (There is a new bridge planned to be started in a couple of months on Hopewell Road that Butler Ranch Road connects to. Plus the commissioner says new gravel is planned for Butler Ranch Road.)

Water:  There is a 320 ft. water well that the owner had drilled. He says he had it dug deeper to store extra water. There is a stock pond that did not go dry during the drought.

Electricity: The property has electricity and a meter has been installed. There is a light on the power pole.

Wildlife: There are some nice looking White Tail deer that live in this area. Have seen them several times crossing Butler Ranch Road. No hogs have been on the property causing damage. Have seen dove occasionally.

Ranching: The owner has cattle on the property year round. There is a small corral that has a loading chute. The corral is mainly used to select a few cows/calves that need working. The fencing is good. There are no weak places in the fence that cattle may get out.

Location: This property is 4 miles west of Stoneburg, Texas. Stoneburg is 8 miles north of Bowie, Texas on Hwy 81. Directions from Hwy 81 a mile south of Stoneburg. Turn west onto FM 1806 for one mile until you cross the bridge then immediately turn right onto Campbell road. Travel until you come to the “T” then turn right onto Hopewell road. Travel north and make the curve to the left. In approximately a mile you will cross a creek/bridge and almost immediately Butler Road is on the right (hidden by brush along the fence) Cross the cattle guard (installed by the owner of the 300+ acres surrounding this property) Butler Road is not marked by a sign. Travel north about a half mile to the next cattle guard and cross it. The fence line there is on the same line as the south property line of this 91.8 acres. (there are 24 acres between the cattle guard and the south part of this property.) Travel about 100 yards to the aluminum gate by the large tree. That is the entrance gate.
